The systems are quiet by design, which means their failures are quiet too: a valve shut during a plumbing repair and never reopened, heads painted in a repaint, a garage ceiling run taking hits from stored ladders, a booster pump that stopped answering. The annual inspection exists to find these while they are cheap, and to leave a paper trail that insurers and future buyers accept.
The visit takes about an hour, covers valve, gauge, heads, visible pipe, and well equipment where it exists, and pairs naturally with the backflow preventer test your utility wants anyway. Does a home sprinkler system really need an annual look?
The system is designed to be low-maintenance, and that is exactly how defects hide for years: shut valves, painted heads, storage crushed against garage pipes. An annual hour catches all of it while it is trivial. Well-fed systems have the strongest case, because pump failures are silent.
What does the inspection cover?
Control valve position and condition, gauge pressure, every visible head and pipe run, spare-head cabinet, signs of leaks or corrosion, and on well-fed systems the tank level, pump start, and delivered pressure. It ends with a written report you can hand to an insurer or a buyer.
Will my insurance company accept the report?
Yes. Carriers offering the sprinkler discount, commonly 5 to 10 percent in Maryland, ask for documentation of a working system, and the report is exactly that. For many homes the discount covers the inspection cost with room to spare.
What does it cost?
Flat, in the low hundreds, quoted when you book, with the backflow preventer test added in the same visit for a small combined price. No surprises: the number you are quoted is the number.
What happens if you find problems?
