How home fire sprinklers actually work.

Maryland has more homes with fire sprinklers than almost any state, and most of the people living in them have never been told what the system above their ceiling actually does. Prince George’s County has required them in new homes since 1992, Montgomery County since 2004, the whole state since 2016. That is hundreds of thousands of houses and townhomes protected by a technology their owners mostly know from movies, which get nearly everything about it wrong. Here is the machine, piece by piece.

A sprinkler head is a valve held shut by heat-sensitive glass

Every residential head is a small plugged opening in a water-filled pipe. What holds the plug in place is usually a sealed glass bulb with liquid inside, and that bulb is the entire brain of the system. When the air at the head reaches roughly 155 degrees, the liquid expands, the glass shatters, the plug drops away, and water hits a deflector that spreads it over the room. No electronics, no sensor network, no software. A fire in the room is the only thing that gets a ceiling to 155 degrees, which is why a head that has sat quietly for twenty years still opens in the seconds that matter.

Heads open one at a time, because each one triggers alone

The movie version, one wisp of smoke and every head in the building lets go, is mechanically impossible in a home system. Each bulb breaks on its own, only from heat at its own location. A fire in the laundry room opens the laundry room head. In real Maryland fires, one or two heads control or extinguish the fire before the engine company arrives; the data the fire protection world cites for that comes largely from Prince George’s County, whose three decades of sprinklered housing make it the longest-running proof anywhere. Smoke does not open heads. Steam from a shower does not open heads. Burnt dinner sets off the smoke alarm and nothing else.

The water comes from your own plumbing

A 13D system tees off the same water service that feeds your taps. On public water, WSSC territory across Montgomery and Prince George’s, the design question is whether the service line and meter can carry sprinkler demand, which is why a new build often gets a one-inch meter. On well water, in the agricultural reserve around Poolesville or the rural south county around Brandywine, the system stores its own supply, a 300 to 500 gallon tank with a booster pump, sized to run the design flow long enough to matter. A sprinkler uses a fraction of the water a fire truck does

A residential head flows in the neighborhood of 13 to 25 gallons a minute, and it starts in the first minute of the fire, while the fire is still one burning object. A fire hose flows 150 gallons a minute or more, and it arrives after the fire has had ten minutes to grow into the walls. That is the comparison behind the insurance discounts: the sprinklered fire is a wet room and a ruined couch, the unsprinklered fire is a gutted floor plus everything the hoses soaked. Water damage from sprinklers is real and it is also the cheapest version of a house fire anyone has invented.

What twenty to thirty years of Maryland systems teaches

Age changes the maintenance story, not the physics. Montgomery’s first mandate-era systems turned twenty this decade, and two decades of remodels and owner turnover leave their marks: painted heads that need swapping, control valves someone shut and forgot, coverage gaps where a basement was finished without touching the permit. Prince George’s systems run older still, and some 1990s houses carry recall-era heads that were never exchanged. None of that means the technology wears out; the piping generally outlasts the mortgage. It means a system nobody has looked at since its acceptance test deserves an hour of professional attention, especially before a sale or a renovation.

What the system asks of you

Almost nothing, which is the point. Keep the control valve open, the one with the gauge near the water meter. Never paint a head or hang anything from one. Glance at the gauge when you pass it. Call someone licensed if a head ever looks wet, because a weeping head is announcing a problem early. That is the entire owner’s manual, and the system spends the rest of its life doing quietly what it was built to do: holding a fire to one room while your family gets out.
