Thirty years of mandate means the permit machine here knows 13D cold, and what moves through DPIE is completeness: sealed drawings in the first submittal, the WSSC meter question already settled, and the stored-water package on the plans wherever the south county’s wells require it. We design and install for custom builders, owner-builders and small townhome projects, coordinate rough-in with framing, and run the acceptance test. The published cost table applies here like everywhere: roughly $1.35 to $1.60 per sprinklered square foot on public water, plus the well package where it applies.
The active edges of the county tell you where the work is: infill and custom homes in Fort Washington and Accokeek, and the Brandywine corridor, where subdivisions keep pushing into what was tobacco country and lots past the water lines go to wells. On those builds the tank location and refill line belong on the drawings before the foundation, which is exactly when we like to be brought in. Builders get held rough-in dates; owner-builders get the same crew plus all the explanation they want.

Questions we hear on this work
Is DPIE slow on sprinkler plans?
Not when the set is complete. The office has reviewed residential sprinkler drawings since 1992 and the review runs with the building permit. What burns time is filing the sprinkler plan as an afterthought revision, which we simply never do.
Which parts of the county need the well package?
Broadly the rural south: Brandywine, Baden, Aquasco, Croom and lots beyond the WSSC lines elsewhere. If the lot has no public water, the system needs stored water. Your budget wants that answer in writing early, and we put it there.
Do townhome projects get different pricing?
Per-unit pricing that improves with repetition, since the units share design work. Small townhome projects are a natural fit for us; national production builders bring their own trade contracts and are not who we set up to serve.
Does the sprinkler system change my water meter?
Often it calls for a one-inch meter, which on WSSC service is a decision to settle before the permit goes in. We check the service and meter sizing in the first design pass so it never becomes a mid-project surprise.
