Freeze-proofing your sprinkler system for Maryland winters.

Every January, somewhere in Maryland, a garage ceiling lets go. A sprinkler pipe that ran through one cold space too many froze during a snap, split as the ice expanded, and announced itself at thaw with water through the drywall. The part nobody tells you is that the claim was really written months earlier, in the fall, when the exposed run went into another winter without anyone looking at it. September is the month this article is for.

What actually happens when sprinkler pipes freeze

Water expands as it freezes, and a sprinkler line is a sealed, pressurized system with nowhere for that expansion to go. The ice splits the pipe or damages a head, and because the water in the line is frozen solid, the damage usually stays hidden until the thaw, when the split becomes a leak at full system pressure. In the meantime the frozen section is not protecting anything; ice does not flow to a fire. So a freeze is two problems stacked: a room that quietly lost its protection in January, and a water damage bill waiting for February.

Where Maryland systems actually freeze

Pipe in conditioned space does not freeze, which means most of a residential system is never at risk. The trouble lives in the spaces heat forgets: garages first of all, then attics, bonus-room kneewalls, and crawl spaces. In the Baltimore metro that pattern has a geography. The September checklist

Freeze-proofing is mostly a walk with a flashlight. Stand in the garage and look up: if sprinkler pipe crosses that ceiling, there should be insulation above it, not bare joist bays. Keep storage racks and shelf projects away from any run, since a screw through a garage pipe is its own winter tradition. Check that rooms with sprinkler coverage hold heat, and do not close vents or doors to spaces with pipe in them when the temperature drops. If a run through an unconditioned space has no insulation or heat protection, fixing that in October is small, planned work instead of emergency work. And if you do not know where your pipe runs, an annual inspection before winter finds the cold-exposed sections for you; catching one bare garage run pays for the visit many times over.

If a pipe froze last winter

A system that froze once will freeze again, because the cold spot that caused it is still there. This is why our freeze repairs include correcting the exposure, insulation or rerouting, not just replacing the split section; a repair without that step simply schedules the next one. If you find water coming through a ceiling during a thaw, close the sprinkler control valve, the one on the line with the pressure gauge, leave the rest of the house water on, and call. Freeze repairs are typically same-week, single-visit work that ends with the system pressurized, tested, and documented, and with the cold spot that started it gone.
