Charles County issued about 1,500 new housing permits in 2024 and every new one- and two-family dwelling among them needs an NFPA 13D system. We design and install for custom-home builders, owner-builders, and homeowners working with a general contractor: plan drawings sealed for the county permit set, rough-in coordinated with plumbing and framing, heads set after drywall, and the acceptance test run with the inspector. On public water in the Waldorf and St. Charles corridor the system usually feeds straight from the service line; rural builds around La Plata, Hughesville, and Bel Alton typically need the well-fed configuration with a storage tank and booster pump, which we design routinely.
Builders care about two things: the plan review not stalling the permit, and the rough-in crew showing up when the schedule says. We submit early, we coordinate with your plumber on the service line sizing (a 13D system often needs a one-inch meter, and finding that out late is expensive), and our pricing is published per square foot on the cost page so your budget line is real from day one. When in the build does the sprinkler contractor need to be involved?
Before the permit is submitted, ideally. The 13D plan rides with the permit set, and the water service and meter sizing decisions happen early. Bringing us in at framing means redesigning around ductwork that could have been coordinated on paper for free.
What does a 13D system add to my build cost?
Roughly $1.35 to $1.60 per sprinklered square foot on public water, so a 2,400 square foot home typically lands between $3,200 and $3,900. A well-fed system adds $3,000 to $6,000 for the tank and pump. The cost page carries the full published table.
Can the sprinkler pipe share the domestic plumbing?
Maryland allows both standalone and multipurpose 13D designs. Multipurpose systems share the home’s cold-water plumbing and can save money in the right floor plan; standalone systems are simpler to inspect and modify later. We quote whichever suits the house, and say why.
Do you work with production builders or just custom homes?
Our focus is custom builds, owner-builders, and small builders in the county. Production-volume national builders bring their own trade contracts; everyone else is exactly who we set up to serve.
